We create shared ownership models of land for evolving community needs in the Eastern Slope region of the White Mountains. Land Alliance properties, secured through donation or responsible acquisition, are placed into permanent community stewardship. Shared ownership models of those properties might include:- Shared equity home ownership, where the home buyer purchases the home and the Land Alliance holds the title to the land it sits on, significantly reducing the home purchase price. The future sale price is restricted according to an agreed upon formula so that the affordability is passed along to the next buyer. - Shared equity commercial real estate, where the Land Alliance owns the underlying land and the physical buildings or working lands are owned or leased by local, independent businesses. The Land Alliance’s shared ownership models are paired with a deeply egalitarian community governance system. Our framework for planning considers the whole scope of the issue and decisions are driven by those most affected by the decision, ensuring that prime agricultural soil remains as working lands, and that ecologically vital or sensitive zones remain free of development. Humans, of course, are part of the ecological fabric, so land use planning is also responsive to housing and economic needs. The result is an ever more resilient, sustainable, collaborative, and locally rooted economy that can adapt to changing environmental and social needs.
